Pre-listing Inspections:

Having your home inspected by a NACHI inspector before you list is the recommendation found in the new edition of the book, “Sell Your Home For More” by Nick Gromicko.

Eventually your buyers are going to conduct an inspection. You may as well know what they are going to find by getting there first. The author points out that having an inspection performed ahead of time helps in many other ways:
  • It allows you to see your home through the eyes of an unbiased third-party.
  • It helps you to price your home realistically.
  • It permits you to make repairs ahead of time so that ...
  • Defects won't become negotiating stumbling blocks later.
  • There is no delay in obtaining the Use and Occupancy permit.
  • You have the time to get reasonably priced contractors or make the repairs yourself, if qualified.
  • It may encourage the buyer to waive the inspection contingency.
  • It may alert you of items of immediate personal concern, such as radon gas or active termite infestation.
  • It may relieve prospect's concerns and suspicions.
  • It reduces your liability by adding professional supporting documentation to your disclosure statement.
  • Alerting you to immediate safety issues before agents and visitors tour your home.


Pre-purchase Inspections:

A pre-purchase inspection is recommended to determine whether proceeding with the purchase of an existing home is prudent. Home purchase contracts frequently contain a provision for a home inspection and certain stipulations concerning the condition of various home systems and components.

At first glance, a home may appear to be in good quality, but our inspection experience may tell us different. Quite often, there may be minor deficiencies, significant structural deficiencies, or both. In addition, there may be unforeseen safety concerns or significant maintenance and repair costs. Some examples of such expenses could include roof replacement or air conditioning equipment replacement, which may be an immediate concern.

New Home Inspections:

New home inspections are just as pertinent as an inspection of an older existing property. Inspections should take place after an occupancy permit has been issued and utilities activated, but before the closing so that any imperfections can be brought to the attention of the builder and remedied prior to transfer of the property. Significant structural deficiencies and safety concerns, along with many less significant but important and potentially costly deficiencies, are often encountered during new home inspections.

Walk Through Inspections:

Have one of our certified inspectors make a final walk-through inspection of your new or pre-existing home. They can use the pre-contracted agreement to make sure the work has been done. It is suggested that this service is performed prior to closing. This way, if anything needs to be corrected it can be done in a timely fashion. Our inspectors will be glad to perform this inspection even if you are not available.

End of Warranty Inspections:

Often home builders will warranty a house anywhere from 1-5 years. Therefore, it is prudent to have a complete home inspection performed shortly before the "warranty" expires so that covered defects and deficiencies can be brought to the attention of the builder for remedy, rather than be a future expense for the homeowner.
